Agave Boca has not opened for sales, and that is exactly why the smartest buyers are preparing now. GL Homes has announced more than 300 ultra-luxury two- and three-story townhomes at 20512 Lyons Road in Boca Raton, priced from $1.3 million, with floor plans, amenities and release dates still unreleased. I have been through the GL Homes buying process personally more than once. Here is what that experience says about how to get ready before a release, and what almost everyone gets wrong.

What Pre-Release Actually Means
Right now GL Homes is collecting sign-ups for its own details list, and nothing can be bought. When a GL community opens, the buyers who do well are the ones who already made their decisions before walking in: what they can spend beyond the base price, which configuration they need, and what has to happen with their current home. The buyers who struggle are the ones making those calls for the first time inside a sales office during a release, when inventory decisions have deadlines attached.
Decision One: Your Real Budget Is Not the Base Price
In my own GL Homes builds and in the transactions I have advised, the delivered price of a new GL home lands meaningfully above the advertised base once structural options, design-center selections and lot premiums are added. From $1.3 million is a starting point, not a landing point. Decide your true all-in ceiling now, before falling in love with a model, because every upgrade conversation goes better when the ceiling was set in advance.
Decision Two: Structure First, Finishes Second
The rule I follow from having lived through GL construction: anything structural is a one-time decision at contract, while most cosmetic finishes can be changed later, often for less than the design-center price. Bedroom and bath count, garage configuration, and optional rooms are forever. Paint, fixtures and even flooring are not. In a townhome community like Agave, where residences will share size bands, the structural configuration you choose is likely to be the thing that separates your home’s future value from the one three doors down. Decision Three: Two-Story or Three-Story
GL Homes has confirmed both two- and three-story residences. Think hard about stairs, elevators if offered, entertaining space versus bedroom count, and who will live in and eventually buy this home. I have sold enough resales to tell you that layout fit drives resale demand more than finish level does.
Decision Four: What Happens to Your Current Home
Many Agave buyers will come from Lotus, Lotus Palm, Lotus Edge, Boca Bridges and Seven Bridges. If your purchase depends on selling, the sequencing is the whole game: valuation now, listing window planned against the builder’s timeline, and contract terms that do not leave you owning two homes or missing a release. I coordinate both sides of that from one desk. Start with a current valuation even if your timeline is a year out, because the number changes your Agave math.
The Representation Question
GL Homes’ sales team is excellent, and they represent the builder. An independent agent represents you on lot selection, options, contract terms and resale implications. Builder registration and cooperating-broker policies can change, and GL Homes has not yet published its Agave procedures, so if you want independent representation, talk to your agent before you register online or visit the sales center, so the current procedure can be confirmed in advance.
