What Agave Boca’s $1.3 Million Entry Price Actually Means

A $1.3 million starting price against a $1.90 million Lotus Palm median and a $2.22 million Lotus Edge median is a gap of roughly $600,000 to $900,000. That is not a discount on the same home. It is a different asset class arriving on the same corridor.

Three things follow from it, and they matter more than any floor plan.

First, Agave Boca will pull a buyer the Lotus communities have never been able to serve: someone who wants new GL Homes construction and the amenity campus but does not want, or does not need, a single-family homesite. Lock-and-leave buyers, second-home buyers, downsizers coming out of larger West Boca homes, and buyers priced out of a $2 million-plus single-family entry.

Second, the starting price is a starting price. Every GL Homes community on this corridor has closed well above its advertised entry once lot premiums, collections and structural options are added. In Lotus Edge, advertised designs begin around $1.7 million and the community’s 2026 median closing is $2.22 million. Expect the same spread at Agave Boca. A $1.3 million headline does not mean $1.3 million delivered.

Third, nobody can tell you Agave Boca’s price per square foot yet, because GL Homes has not released square footages. Any comparison of Agave Boca to Lotus on a per-foot basis today is invented. When the plans are released, this page will carry that math.

Lotus Edge: The Only One With Builder Inventory Left

Lotus Edge is GL Homes’ newest single-family community on the corridor, sitting on the west side of Lyons Road directly across from the Agave Boca site. A May 2026 news report citing a GL Homes spokesperson described 649 planned homes with approximately 550 homesites already sold. The 39,000-square-foot clubhouse opened in 2026. Fiji and Bali collection designs are advertised from roughly $1.7 million to more than $3 million.

It is also the most expensive of the three on every measure: a $2.22 million 2026 median and $566 per square foot, the highest in the group. Lotus Edge resales are closing at a median of 100 percent of list price.

The reason Lotus Edge matters in an Agave Boca decision is timing. It is the only community here where you can still buy from the builder, and it is selling through. If your requirement is new GL Homes construction and your timeline is now rather than 2027, Lotus Edge is the answer and Agave Boca is not, regardless of which you would prefer on paper.

One caution specific to Lotus Edge: the per-square-foot range inside the community is extraordinarily wide. Two homes closed on the same day in May 2026 within about $3,200 of each other, at roughly $713 and roughly $439 per square foot, despite one being nearly 2,000 square feet larger. Lot position, collection and structural options drive price here far more than size. That is not something a price sheet will tell you.

Lotus Palm: The Value Entry Among the Single-Family Communities

Lotus Palm is roughly 525 contemporary single-family homes, the second generation of the Lotus concept. Builder inventory has largely ended, so the resale market sets values: a $1.90 million 2026 median at $490 per square foot, the lowest per-foot figure of the three.

For a buyer weighing Agave Boca, Lotus Palm is the real competitor. It is the closest the single-family side of this corridor comes to Agave Boca’s entry point, it is available now, and it delivers a homesite. The trade is condition and finish: you are buying someone else’s choices, on someone else’s timeline, at a $600,000 premium over Agave Boca’s announced start.

Inside Lotus Palm the spread is again wider than buyers expect. Documented 2026 closings range from $1.85 million to $2.64 million, and price per square foot ranges from about $402 to about $773 on streets sometimes a few hundred feet apart.

Lotus: The Longest Track Record and the Clearest Appreciation Story

The original Lotus community, at Clint Moore Road and 441, has the deepest data of any community here: 200 recorded closings from July 2020 through August 2026. Its all-time median is $1,882,500 at $502 per square foot; its 2026 median is $2,080,000.

Lotus is the appreciation case for this corridor. Median closed price has more than doubled since the community opened in 2020. If you want evidence for what happens to GL Homes product on this corridor over a full cycle, Lotus is the only community here old enough to provide it, and it is the strongest argument for taking Agave Boca’s 2027 opening seriously.

Which One Should You Actually Buy?

Buy at Agave Boca if

You want new construction and a lock-and-leave home, you do not want to maintain a single-family homesite, your budget is anchored nearer $1.3 to $1.6 million than $2 million-plus, and you can wait until 2027. You should also be comfortable committing before floor plans exist, because early-phase buyers on this corridor have historically been the ones who got the best positions.

Buy at Lotus Edge if

You want new GL Homes construction and you want it now, you want a single-family homesite, and you are working with a $2 million-plus budget. This is the only option here with builder inventory remaining, and approximately 550 of 649 homesites were already sold as of May 2026.

Buy in Lotus Palm if

You want a single-family home on this corridor at the lowest entry among the established communities, you would rather see the actual house than a floor plan, and you do not want to wait. At $490 per square foot it is the value play of the three.

Buy in Lotus if

You want the most proven community on the corridor, with six years of closings behind it, mature landscaping and the clearest documented appreciation record.

Wait if

You are undecided between Agave Boca and a single-family home, and your timeline is flexible. There is no cost to being on the list and informed. There is a real cost to committing to the wrong product because you were rushed by a sales center.

What Nobody Can Tell You About Agave Boca Yet

Floor plans, model names, square footages, the amenity package, HOA dues, deposit structure and release phasing have not been released by GL Homes. Construction is reported to begin in fall 2026 with sales opening in 2027, but GL Homes has not published either date itself.

That means no one can currently tell you Agave Boca’s price per square foot, its HOA cost, how its amenities compare to Lotus Edge’s 39,000-square-foot clubhouse, or how a specific Agave floor plan stacks up against a Lotus Palm resale.
