East Boca and West Boca
East Boca sits closer to the Atlantic, downtown and Mizner Park. Lots are generally smaller and the housing stock older, with significant renovation and teardown activity. Buyers here are usually prioritizing location and walkability.
West Boca holds most of the newer inventory and the larger lots, along with the majority of active new-construction communities. The tradeoff is drive time east.
