Why West Boca Requires Hyperlocal Market Knowledge
West Boca is not one uniform real estate market. Values vary materially by community, floor plan, lot position, waterfront status, renovation level, builder options, HOA structure, school zoning and the competing inventory on the market that month. Two homes with the same square footage a mile apart can close hundreds of thousands of dollars apart. Pricing a West Boca home correctly means pricing it against its own community’s closing record, not against a countywide average.
Deep Expertise Across West Boca Communities
Ryan’s closing record spans West Boca’s established and new-construction communities, with documented community-level depth in the GL Homes corridor: Lotus Palm, where a separate community-wide BeachesMLS census ranks him the No. 1 Lotus Palm agent by closed MLS sides, and Lotus Edge, where he lives and where he represented the approximately $3.3 million highest-priced MLS sale in the community’s history. His work also covers established West Boca communities such as Boca Falls, Mission Bay, Saturnia and the Lyons Road corridor, and the newly announced Agave Boca townhome community. Community-level pricing statistics are published on the Lotus Communities Market Data page.
The GL Homes Corridor
Much of West Boca’s new-construction activity is GL Homes territory. Ryan has personally purchased and built with GL Homes, lived in Lotus Palm and Lotus Edge, and represented buyers and sellers through every stage of those communities. His complete GL Homes record, methodology and source-linked transactions are on the GL Homes Communities hub.
Selling a Home in West Boca
Fifty of Ryan’s 60 West Boca closings were listing-side sales. The sellers this record represents got community-level pricing built from actual closing data, preparation guidance grounded in what West Boca buyers actually pay premiums for, and an agent whose current-year record shows he is closing more West Boca homes than any other individual agent in the analyzed dataset. Buying a Home in West Boca
Buyers get the same dataset in reverse: which communities are trading above list, which give you negotiating room, what specific floor plans and lot positions have closed for, and early awareness of inventory across the corridor. For buyers weighing new construction, Ryan’s firsthand GL Homes build experience covers what the design center actually returns at resale, documented on the GL Homes hub.
How the Ranking Was Calculated
3,339 closed single-family transactions were analyzed, covering August 25, 2022 through August 20, 2026. Agent names and transaction roles were analyzed across listing and buyer representation fields. Each closed property was counted only once for an individual agent when calculating the headline unique-home figure, so double-ended transactions were not counted twice. Closed volume was likewise counted once per property in the unique-volume calculation. Obvious agent-name variations were normalized where identifiable. Rankings are for individual agents, not teams or brokerages. Only transactions within the supplied West Boca closed-sale dataset are included, and the geographic definition follows the properties contained in that dataset. MLS records can subsequently be corrected or updated. The data was analyzed on August 25, 2026.
The Bottom Line
Across the complete analyzed dataset, no individual agent closed more West Boca single-family homes than Ryan Jabbour, and none closed more volume. He was No. 1 in 2023, No. 1 in 2024 by transaction count, No. 1 over the most recent 12 months analyzed, and is No. 1 again in 2026 year to date in both transactions and volume. If you are selling or buying in West Boca, that record is available to you.
